Andrew Gates

Associate Real Estate Broker at Houlihan Lawrence

About Andrew Gates

If anyone was born to be a top performing broker in the Hudson Valley, Litchfield County, and Berkshires, it was Andrew Gates. Andrew achieved more than $62 million in direct, team, and referral business in the past 18 months. In his 22-year career, Andrew has evolved into a leading expert in the record-breaking sale and marketing of unique properties. His combination of strategic pricing and effective branding on behalf of sellers and shrewd negotiation on behalf of buyers make for the kind of agent consistently singled out by Real Trends in the Wall Street Journal. Andrew personally knows many of the top brokers in the United States, and conducts an active referral business beyond his coverage area, to the benefit of his clients. Within just the last two years, Andrew represented the seller on the highest home sale in the history of Old Chatham Hunt Country (an incomparable estate with award winning pool house) and the highest-ever sale (a stunning 1963 midcentury compound) in historic Bearsville, NY. Andrew set a record-breaking price for the Tiger House, the legendary Gilded Age Hunting lodge, which stands as the highest residential sale in the history of the city of Hudson, NY. He also sold the iconic, award-winning Joel Sanders Butterfly House, which ranks as one of the highest sales in the Hudson suburbs. He twice sold Alfredo Taylor’s 1903 masterpiece “Moss Hill”, one of the most admired homes in Litchfield County, CT. Since early 2001, Andrew has sold countless historic and modern properties of unique provenance and design with vintages ranging from 1763 to the present day. Growing up in postcard perfect Sharon, Connecticut, in an 1830s farmhouse that his parents, both psychologists, reverently restored, not only kindled Andrew’s passion for the area and perfected his keen eye for design, but also developed his knack for empathy, insight and being a good listener. Buyers and sellers know instinctively that Andrew Gates “gets it”. His natural curiosity and sophistication fuel his love of travel and discovery and ultimately, real estate. He is the only broker in the region with experience both in the luxury real estate market in Asia, at Sotheby’s International Realty in Hong Kong (2012), and in New York City at Sotheby’s International Realty’s flagship (2013). Prior to his time in Asia, Andrew was the #1 Sotheby’s International Realty broker in Northwest, CT. He is a graduate of the Salisbury School, where he honed his natural competitiveness and persuasiveness by competing on the winning Varsity ski team and bringing home Salisbury’s prestigious Debating prize. Prior to Salisbury, Andrew was a five-year day student at the Indian Mountain School, along with his sister Emily and brother Michael. Andrew was co-founder of Little Gates & Co. Wine Merchants (2006-2020), and sits on the board of the Salisbury Forum, the leading regional speaker series created by the Hotchkiss and Salisbury Schools.
