The Allgood-Chapman Transformation: An Industrial-Chic Sanctuary
- $1,680,000
- $1,680,000
Description
The industrial-to-modern masterpiece, reimagined.
Returning to market with substantial upgrades, this 13-acre live/work compound is engineered for the future. Strategic enhancements include increased residential square footage with a new 3rd bedroom and a climate-controlled four-seasons retreat. The property’s industrial utility is fortified by new commercial TPO roofs and a secure modern double-gate entrance. Designed for a high-growth market, this estate offers an unparalleled blend of security, scale, and sophisticated design.
Most renovations are skin-deep. This one isn’t.
This is NOT a 1970s ranch; it is a 2022 architectural metamorphosis engineered with museum-quality materials. Located on 13.1 private acres in the ”Golden Corner” of South Carolina, Flat Tire Farms is a masterclass in structural reimagining, the result of a singular collaboration between a SCAD-trained designer, an award-winning architect, and a robotics specialist.
The collaborative identity of Flat Tire Farms.
Architecture: Donald Chapman, AIA As an award-winning architect and South Carolina State Representative, Donald Chapman’s work is rooted in structural permanence. Chapman collaborated with the owners (Allgood and Lucier) to utilize a commercial-first philosophy incorporating the massive bridge-trusses and CMU masonry walls that defy standard residential limits into the design.
Design: Rachel Allgood (SCAD) A graduate of the Savannah College of Art and Design with a career leading creative strategy in Manhattan, Rachel Allgood provided the aesthetic ”soul.” She curated the metamorphosis, balancing the raw strength of concrete and steel with a refined botanical sanctuary.
Technical execution: Robert Lucier, a robotics and electrical specialist with 25 years of experience building high-precision machinery, led the technical execution. From complex load management in the 5,000 SF workshop to the structural precision of the bridge-truss ceilings, Lucier ensured the home functions with institutional reliability.
This is a fortress of utility.
The main residence features a soaring bridge-truss roof system and CMU masonry walls, creating a space that feels institutional in its strength yet residential in its warmth. Every material was chosen for its permanence: aluminum-clad Sierra Pacific windows, closed-cell spray foam insulation, and custom wood-finished interiors that replace the standard frailty of drywall with something much more substantial.
The estate is anchored by an auxiliary 5,000-square-foot industrial warehouse. Built to institutional standards with a precast concrete T-bulb roof and 6-inch reinforced slabs, this is the ultimate ”infrastructure-ready” canvas for an automotive gallery, artisan studio, or business headquarters.
The gardens grounds, and resort-style pool.
The 13-acre grounds serve as a biological counterbalance to the industrial core. A steel-reinforced, 10-foot-deep concrete pool—finished in marble and natural stone—sits within a private 5,000-square-foot park framed by artisan-crafted lattice brick walls. The air is governed by intentionality: Sweet Tea Olive, climbing Jasmine, and David Austin roses create an invisible architecture of scent.
Investment potential.
Nestled on 13 private, park-like acres in a sought-after corridor between Clemson and Greenville, this property offers exceptional long-term investment value as land prices continue to climb. The grounds unfold like a private estate — complete with a one-mile groomed trail system that winds through mature trees and open meadows, a substantial 3,000-square-foot fenced and irrigated garden with its own shed, and the modern essential of high-speed fiber optic internet.
Here you’ll find rare and unmatched privacy, abundant natural beauty, and thoughtful infrastructure already in place — all just minutes from the amenities and opportunities of two thriving communities. Whether preserving it as a generational estate or envisioning its future, this land represents both timeless refuge and outstanding upside.
