- $6,999,000
Description
401 Patrician Way | Pasadena, California
Completed in 1927, 401 Patrician Way is a Spanish Colonial Revival residence with a history rooted in Pasadena’s early 20th-century growth. Designed and built by Manfred A. Magnuson, a Swedish-born craftsman who established his own contracting firm in Pasadena in the 1920s, the home was originally conceived as a two-story, thirteen-room residence. Its original construction featured a tile roof, stucco walls, oak floors, and carefully considered interior finishes.
The property’s first resident owners, Horace A. and Florence C. Stoddard, arrived in Southern California through their interests in the oil business. Drawn to Pasadena, they made the newly completed residence their home in the late 1920s. Horace later pursued real estate ventures locally, becoming a member of the Pasadena Realty Board’s property owners’ division in 1931.
Over the decades, the residence evolved through a series of permitted additions and improvements, including a billiard room above the garage in 1928, expanded living spaces, a swimming pool, and subsequent updates to the kitchen and primary suite. These changes reflect the home’s continued adaptation across generations while preserving its place in Pasadena’s architectural history.
Today, 401 Patrician Way stands as a testament to the craftsmanship and enduring appeal of the Spanish Colonial Revival style, offering a tangible connection to the people, design, and residential traditions that shaped Pasadena nearly a century ago.
