Charlotte grew up in nearby Garrison before enrolling at Rhode Island School of Design to study fine art. She returned to the Hudson Valley to pursue her passions of real estate, painting, and horse riding. Charlotte’s background in classical art history and design allows her to visualize spaces and sell the potential that many other people fail to see. Founded in 2001, Gate House was a quick success fueled by Charlotte’s drive and the overall energy of her belief in the potential of Beacon. Selling buildings on Main St. gave way to meeting developers, which led to selling some of the largest, most prominent properties in Beacon (Roundhouse, 1 East Main, Churchill St.) Not only did Charlotte sell all of the converted development in these sites, but she advised these clients on how these properties should be redeveloped both for the prosperity of the developer and the city of Beacon. Charlotte studied classical plein air oil painting both privately and while attending college. She paints portraits, landscapes and still lives and loves to paint animals (especially horses). She has taught painting at the Rye Arts Center as well as the Garrison Arts Center, and she has won numerous awards for her work. Her paintings are hanging at the office of Gate House Realty as well as a series of equestrian paintings at Lambs Hill Bridal Boutique. In 2003, Charlotte purchased 10 acres of raw land overlooking Beacon, the Hudson River, and the surrounding valley. She and her husband, Dennis Vetrano, began building their residence on this property in 2006. After hosting their own wedding on the property in 2007, Charlotte and Dennis incorporated Lambs Hill, LLC and began sharing their property for others to get married there as well. This romantic and rustic chic event venue has been designed to look a hundred years old. The stone and brick barn is made of reclaimed materials and is home to their Icelandic horses and miniature donkeys. On the upper level of the barn is a luxurious guest suite that is rented on Airbnb. Charlotte won a style award for her equestrian suite and barn from Hudson Valley Style Magazine. In 2017, inspired by the beautiful commercial condos she was selling at 1 East Main, Charlotte purchased a couple condos and created Lambs Hill Bridal Boutique, a spin-off of the venue. The bridal shop has taken off, even needing to expand 3 times the original size. It has won multiple awards including Best of the Hudson Valley, the Knot Best Of Weddings, and Wedding Wire’s Couple’s Choice Award. All of the architecture and interior designs are created by Charlotte (even down to the holiday window displays at the bridal shop that won an international award from Justin Alexander).
