This historic country retreat, a two-hour drive from New York City, is nestled among New York’s beautiful Catskill Mountains, on ten acres of sweeping manicured lawns and rolling hills. The stately Federal style house, with Greek Revival details, was one of architect A. J. Davis’ early works.  It was built around 1829 by one of New York’s nineteenth century industrialists, Burton G. Morss, who harnessed hydro-electric resources from nearby Red Falls to power a grist mill, tannery and foundry.  He also owned and operated a large cotton mill employing over 70 workers in nearby Gilboa, where he constructed a dam that powered two turbine water wheels for the mill and is now part of the reservoir system that supplies New York City with drinking water.  Morss built and operated multiple tanneries, 11 sawmills, several kilns that manufactured bricks, and grist mills in Ledgedale, Pennsylvania and Hobart, New York. He also constructed many homes for his workers, built and endowed a school, and donated land to expand the Windham Presbyterian Church Cemetery.  Morss was elected to the New York State Legislature in 1875.
Today, Morss Manor is an exquisitely restored home, complete with circular drive, mature landscaping, wine cellar, spa bathroom and high-speed internet. Modern convenience complements the Manor’s wealth of original features that include elegant moldings and carved fireplace mantles, massive pocket doors, high ceilings, special “secret” rooms and more bedrooms than you’ll ever need. Double French doors lead to the large country kitchen that boasts new appliances and a vintage wood-burning stove with the capacity to heat most of the first floor after a day of skiing and snowboarding at nearby Windham Mountain comes to a close.
Cross-country skiing is available steps from the back door – just across the babbling brook and up the hill. New York owns the neighboring acreage on two sides of the Manor, and as part of the upstate Watershed, no future development can take place, leaving the vast expanse of land forever untouched.
Greene County’s reputation for a wide variety of year-round activities is well known, with perfect spring weather, cool summer temperatures, magnificent autumn colors and snowy winters. Enjoy relaxing in the Manor’s back yard that stretches as far as the eye can see. If you’re up for a hike, several trails cross the property along its meandering stone walls, leading to stunning views of unbroken mountain scenery. There is also ideal space for tennis courts, a pool and/or a helipad.

Morss Manor, a one-of-a-kind, Federal style retreat, was carefully restored and updated in 2012.  All new electric, spa bath, individual thermostats in every room and a magnificent wood-burning Vermont Castings stove are just a few of the touches that make this home so very special.  It is the perfect location for year-round enjoyment and relaxation, just minutes from skiing at both Windham and Hunter Mountains.

A circular driveway leads to the distinguished main entry with covered porch, or you can continue to the attached, two-car heated garage at the rear of the house.  Distinctive architectural details abound, including federal style columned facades, two original fan windows, hand carved moldings and massive stone foundations.  The new roof is in keeping with the original design, and the entire house has been outfitted with meticulously installed fiberglass insulation.  Many rooms feature working wood-burning fireplaces, and the wood stove can warm the entire first floor.  The freshly painted exterior and interior of the house invite you to move right in!

Accented by dramatic details throughout, the first level of Morss Manor offers a living room with an oversized fireplace, hand-carved mantel, crown moldings and an antique brass chandelier.  Formal front and rear parlors are separated by massive pocket doors, and there are unique moldings around each fireplace, ceiling, window, and door.  Matching antique sconces complement the décor.  A dine-in country kitchen and two bedrooms, along with two full baths and a mud room from the garage complete the first floor.  One of the baths has a jetted tub and is the perfect setting for a relaxing spa afternoon.  New carpeting has been installed throughout the first floor, over the original wide plank floors.

The Manor’s second floor can be accessed by three separate stairways, and the west side was previously an in-law apartment, which can be used as a separate rental.  There are six more bedrooms, a large living room/den, a kitchen, an exercise room, three bathrooms and storage area galore.  The master bedroom has a working wood-burning fireplace and mountain views.  The west entry also has a perfect room for storing skis and equipment after a day on the slopes.

A full stairway leads to the enormous third floor attic, with its impressive, pegged, hand-hewn beams, wide plank floors, and views of beautiful mountainous terrain to the north and south.  It can be used for storage, finished as multiple bedrooms, or converted to a vast entertainment area for family and guests.

The ten-acre property is private, and lushly landscaped, with a grove of old maples, thick zoysia grass lawns and a mix of newer plantings.  The rear acreage boasts the biggest back yard in Greene County, has a captivating stream with its own little waterfall, and abuts watershed land that can never be developed.  The front of the house looks at unbroken mountain vistas on land that was bought years ago by New York City for its water supply, assuring a “forever wilderness”.
