Sage House is named for the lovely Russian sage that fringes the edge of the front garden. It was designed and built in 1909 by the widow Hibbert in the Queen Anne style. She was a bold woman who chose to use the best materials of the era and also built one of the few “balloon frame” style homes in Staunton. Balloon framing uses long 2x4s for the exterior walls. These ”studs” extend from the sill on top of the foundation all the way to the roof. The roof is also unique, composed of tin shingles with a design stamped on them. The large L-shaped front porch has been partially restored by the current owner.

The house was purchased in the 1950s by a doctor and his wife who divided it into two large apartments. This division was skillfully done to maximize the comfort of their tenants. In the 1970s the then owners added a large deck on the western side of the house and created a large “in-law” apartment on the lower level which opens to the rear gardens on Points Street. The house is now surrounded by gardens on all four sides that have been added by the current owner.

The large entry foyer has stairs up to the second-floor apartment, as well as the locking interior front door to the main floor apartment. That interior door has a stained glass window added for privacy by the current owner. As you enter the first floor apartment you have a view all the way to the room at the rear of the house. There is a cedar coat closet in the small anteroom. As you step into the hall, the door on the left hides a small laundry. In front of you is a large dining room with a grand fireplace and was originally used as the informal parlor. The fireplace has the original coal grate and fire screen.
The next room is used as the sitting room with another grand fireplace on the opposite side of the room. Originally this was the dining room as it is close to the kitchen. The large deck opens opposite the fireplace. The room at the rear was originally part of the large porch which extended across the back of the house. It is enclosed and used as an office currently.

The bathroom was originally the butler’s pantry and has been upgraded with a built-in shower/tub and a large vanity created by the use of a period Eastlake bureau. The kitchen has been updated by the current owner with new appliances, flooring, and granite counters with a large double sink. Eco-blinds were installed in the three east-facing windows. There is a mudroom off the kitchen which was added by the current owner. Access to the partially finished basement is here as welll. The basement has a concrete floor for much of the area and the recently added air conditioning unit is here, as well as the Renai on-demand water heater which serves all three apartments. The earthen part of the basement has been sealed off with an insulation board. A small access area is built in.

The long, windowed hallway in the first floor apartment serves as the library and display area because of its unusual width. The restored pine door on the right is the entrance to the original library. It was converted to a bedroom with closets the width of the room. The fireplace here is notable in that it has been stripped of old paint to reveal the tiger oak original casing.

The front bedroom was the “Guest Parlor” and opened from the original foyer. It is notably grander with the elaborate crown moldings and fireplace. Before the 1950s renovation, there were double pocket doors that opened to the right. The current owner found one of these doors in the basement and created a long closet. There are original pocket doors to the first “parlor” and “dining room” still within their “pockets” in the walls.

The upstairs apartment is currently a five-star AirBnb with a literary theme. To your right is a small bedroom that was originally a sewing room and is styled in white in honor of the poet Emily Dickenson To your left is the sitting room with a fireplace and an unused doorway that connects to the rear of the small laundry.

The large bedroom on the right honors John Keats and is decorated in a British style. It has a large walk-in closet. Around the corner is the Mark Twain room which features his travels rather than his writings.

The bathroom has been renovated with an enclosed shower/tub and a period vanity. The kitchen is in a French style to honor Jacques Pepin. It has room to be an eat-in kitchen. All the appliances are new and a laundry room with washer and dryer is adjacent. There is a private balcony with a lovely view and access to the stairs up to the large, insulated storage attic. In addition, there is a small room off the balcony which is used as a studio with extra storage. It was formerly the maid’s room.
The “in-law” apartment is on the basement level and has a large patio and a nice view of the rear gardens. There is a good-sized living/dining area and the kitchen and bathroom have been renovated. There is a pass-through from the kitchen to the dining area. There is a very large (13×23) bedroom/sitting room with a large closet and some additional storage.
