Small town life at its finest; welcome to Carmi, Illinois! Built in 1863 by Dr. Daniel Berry, this spacious home is the oldest privately-owned house in Carmi.

This property has a great location, charm, large lot with mature trees, high-end, new aluminum fenced-in yard, gorgeous farmhouse kitchen, and the garage of every man’s dream! Upon entering the home, the large front hall that holds the formal staircase welcomes, and the carefully preserved detail, that continues throughout the house shines. An arched doorway leads to a massive living room, a second arched opening at the end of the foyer leads to the large farmhouse eat-in kitchen, and a set of double-French doors opens to the formal dining room. The living room has a timeless, original fireplace as the focal piece of one end of the room and a beautiful trio of arch-top windows at the front, perfect for a large Christmas tree. A comfy screened-in porch is off the side of the living room through the second set of double-French doors that allows for gorgeous views of the historic neighborhood and a fully fenced-in yard that abounds with mature shade trees. Imagine yourself sitting with a cup of coffee and listening to the church bells play. Alongside the fireplace is a recessed, built-in, arch-top bookcase that protects wallpaper from 1863 inside the lower cabinet. A secondary door leads from the living room to the back hall, connecting with the spacious kitchen. A storage closet and pantry are accessible in the back hall, and a main-floor bedroom and full bathroom. The kitchen and breakfast room are the image of the perfect farmhouse magazine cover. A butcher block island, graced by columns at either end, sits prominently in the middle, a large bay window with arch-top windows, original cabinets that soar to the ceiling, and a unique corrugated metal ceiling and punched tin lighting fixtures. A back door opens into the yard and brick walkways, the picturesque setting for a flower garden or patio with seating for entertaining. A second archway in the open breakfast room/kitchen takes you through a short hall into the formal dining room, which has a built-in corner cabinet and is large enough for a long table to accommodate up to ten. Upstairs is a second-floor hall, perfect for a sitting area or small library, with a door for the balcony over the front porch. The primary bedroom is over the dining room and is a spacious retreat with an ensuite. The private master bath has a long double-sink vanity that used to be the lower cabinet of a second kitchen. A water closet (private toilet) and walk-in closet are off the bath. A second full bathroom with a linen closet and large bedroom is off the back hall. On the opposite side of the second story are a fourth large bedroom, bonus room (possible playroom/office/hobby room/5th bedroom), and laundry room with built-in cubbies and wall rods for hanging clothes. This home has it all and abounds with natural light and the charm of yesteryear, but it also has every man’s dream garage.

Behind the house sits a custom-built (carriage house style) garage that matches the house beautifully. Careful consideration went into the construction details to ensure the building fit the home’s aesthetic. A set of unused, original solid-wood doors were repurposed from the house as the exterior doors for the garage. A local craftsman handmade windows to mimic the house’s iconic round attic windows for the gable ends. Aside from the oversized two-car garage with floor drains, the 1300 square-foot building has two finished shops, a large bathroom, 3-zone heat and air, spray foam insulation, insulated concrete floors, and attic storage. The garage doors are ten feet wide, large enough for wide trucks. The current owner spared no expense when building this, and it shows. Prime lights are throughout (LED); one shop has pegboard for wall shelving, and tool placement. A massive, custom-ordered, Liberty fireproof safe (built-in) with humidity control and ethernet plugs is available for sale separately. The second shop is an ideal man-cave complete with finished and painted drywall, high-end vinyl plank flooring, crown molding, and local architectural salvaged window and door trim. Part of the Pomeroy house that used to sit on Walnut Street lives on in this room, and the old transom front door serves as the door between both shops. Lastly, a custom wallpapered wall shows a scene from Carmi’s 100th-anniversary celebration on Main Street with iconic buildings in the shot, such as the Ratcliff Inn and Haas building. In addition to all this, recent upgrades to the house include a top-of-the-line Rainsoft water softener system, tankless gas water heater, new HVAC ductwork throughout, two 5-ton Bosch HVAC units, and recently had Helitech install two structural beams in the crawlspace underneath the foyer and living room. Lastly, the side porch was recently rebuilt, and new landscaping was added throughout the entire property. The current owner has added over one hundred and sixty thousand dollars of upgrades and additions to this home, completed from 2020 to current.

Many of the furnishings and decor are available separately or can be negotiated. There’s too much to list, you must see the property to appreciate!
