This vintage (circa late 1700’s) cottage in the quaint village of Arlington, Vermont was given an old-world, handcrafted renovation in 2003 by the current owner. Original wide-plank pine floors, wainscot, chair rails, hand-made cupboards and closets. All interior doors are of the owner’s original design, crafted with a loving care for detail and utilizing Acorn historic hardware. This unique 1,000 sq. ft. home is filled with light, and all windows replaced with thermal pane for energy efficiency. Charming country kitchen boasts a farmhouse sink and an original Elmira-Heartland cast iron 6-burner gas stove with warming oven and nickel-plated trim. Beautiful ceramic tile in bathroom and kitchen areas. Two bedrooms and one full bath. Upper floor has an artist’s studio with pastoral views of meadows and mountains, and lots of built-in cupboards for art supplies. Samsung air conditioning units built discreetly in the wall on both floors.

Charming separate rental was built in 2014, replicating the historic nature of the original cottage. With its own private staircase and entrance, the 225 sq. ft. interior is lovely with a great room, ceramic tile bathroom, kitchen area, pine floors and vaulted ceiling. It has an outdoor balcony with spectacular mountain views. Built to be an Airbnb unit, the first fall foliage season it was booked solid for 3 weeks straight. Excellent source of income. Currently rented to an artist/writer who designed the unit and helped to build it.

The grounds are unique with a meandering brook, mature lilac bushes, established peonies, flowering crab apple trees, perennial garden, gorgeous shade trees, beautiful landscaping, original slate and rock walls. Also, a one-car, attached garage, rebuilt in 2014 from a carriage barn, is solid, insulated & has a concrete foundation. A delightful ‘Jamaica Cottage Shop’ outbuilding has been insulated, electrified and painted inside and out to match the cottage and rental. Designed to be an extra art studio, it can also serve as a children’s playhouse or storage shed. It has been used in all these ways. This truly is a unique property for the aesthetic person or couple who appreciates old-world charm and craftsmanship. Quiet and peaceful with its idyllic surroundings it would nurture the soul of an artist or writer.

Also, it is an amazing vacation property. The location is perfect for exploring all of southern Vermont. The Battenkill River, a stone’s throw away & well-known locally for fly-fishing, is also great for canoeing, kayaking, tubing & swimming. The Arlington Recreation Park borders the property and offers a free 9-hole golf course, hiking trails and tennis courts. You can bicycle on scenic routes directly from the cottage. Only 10 minutes from Manchester Center, VT where you’ll find first-class shops and restaurants, the Southern Vermont Art Center, Hildene (the summer home of Robert Todd Lincoln) and the Manchester Music Festival. Great skiiing at Bromley and Stratton Mountain is only 30 minutes away. Cross-country skiing areas close by.

Fall foliage is spectacular in the area! Fun and healthy activities abound here in the any of Vermont’s beautiful seasons. Arlington was home to Norman Rockwell (some of the original Arlington residents who were models for his famous artwork still reside here today!) Robert Frost frequented southern Vermont. This is a location rich in history, beauty and charm.

The cottage is walking distance to town where you’ll find beautiful, historic churches, great schools, the Martha Canfield Library, the excellent Arlington Animal Hospital, Second Chance Animal Shelter for pet adoption and other amenities such as banks, gas stations, convenience stores, a dairy bar and, most-importantly, friendly residents who take pride in their quiet, historic town.

It is in the writings of the archival collection of Arlington and Vermont history at the local library that a neighbor discovered that Ethan Allen’s girlfriend lived in this cottage. Apparently, Ethan Allen was a regular visitor to this humble abode!

The owner has lovingly restored and maintained this property during her years here. It is a rare find! She hopes it will truly be cherished by its new owners. She has done her part, and no offers will be considered with contingencies for alterations or repairs.
