Description

Attention old house lovers and/or classic car lovers!
Coming to the market later this Spring 2020.
Additional photos will be added periodically.
109 Sound Road, Wading River, New York 11792

This is the Terry/Woodhull house, a local Wading River landmark. 19th Century historic center hall farmhouse with Greek Revival details. Originally constructed before the Revolutionary War, rebuilt and added on in 1858. Original house and other houses in the area occupied by the British during the Revolution. Post and beam construction, 30-inch white cedar shingle siding. Painstakingly restored over many years by the sellers and sensitively updated with 21st Century amenities. Owned and used as a second home from 1920-1937 by Walter Lippmann, famed and influential 20th century newspaper columnist, author, and friend/advisor to many world leaders (feel free to Google him!). He and his wife Faye lived in Manhattan, but bought and fixed up this house to use as a retreat where they would come to relax and he could write his books. His wife received the house and property when they divorced in 1937. She later remarried a local man and lived here until her death in 1975. The property was originally much larger, but was subdivided after Faye died (the house next door used to be the garage/caretaker’s quarters). While married, the Lippmanns were very socially connected in New York City and Washington, DC. The house was the site of many gatherings and parties during the 1930’s. Many dignitaries and celebrities of the day were guests at the house. These wall could tell some stories!

Period details include five wood-burning fireplaces (dining room, ballroom, three in second floor bedrooms), wavy glass window sash, moldings, hardware, etc. Main staircase and back servant’s stairs. Grand ballroom (17.5′ x 35′) with large center fireplace, ideal for entertaining and large parties. Phenomenal full-length rocking chair front porch. Large third floor walkup attic with landing and large, useable attic space.

Updated electrical (200 amp service) and plumbing. New mechanical (heating, cooling, ventilation): Navien tankless modulating/condensing boiler (for heating and domestic hot water), in-floor radiant heating on first floor, new Runtal European thin-profile baseboard heating units throughout. All rooms have their own dedicated thermostat for maximum comfort and efficiency. Radiant tile floors in all bathrooms, ductless A/C system, state-of-the-art whisper-quiet ventilation system for second floor bathrooms.

New gourmet kitchen with Tedd Wood/Landmark beaded inset cabinetry, Cambria quartz countertops, unique subway tile, farm sink, island and new stainless appliances. Walk-in pantry/powder room off kitchen. Beautiful shiplapped sunroom leads to kitchen through double French pocket doors. Updated 2nd floor main hall and master baths (hall bath has Jacuzzi jetted tub), large main floor hallway cedar-lined closet/storage space, second floor laundry room, newer roof (12 years on 50 year shingles), fully insulated building envelope. French patio doors from kitchen lead to a backyard sanctuary with 18’ x 40’ in-ground salt water pool, bluestone and brick patios, incredible dry-laid stone wall, pergola and fire pit.

Outbuildings include a 28’ X 36’ period-correct barn set up for storing and working on your classic cars or other projects. Barn has walkup second floor for storage, swing-out barn doors in front, large side sliding door for easy and flexible vehicle access. Two-post and four-post vehicle lifts can be included in sale if desired for a very reasonable additional cost. Crushed bluestone driveway/parking area. 9’ x 12’ garden shed. Antique water tower (without tank) on property. There is also a hand-dug, stone lined well on the property, which was likely the water source for the home before indoor plumbing was installed. Front/side yard has a great hill for sledding or water sliding.
House and outbuildings are on .92 acre that is surrounded by nature preserves, thus preventing any future new housing development within view of this home.

Located in the historic district of Wading River, Long Island, New York, about an hour east of New York City. A short walk up our road to the beach/Long Island Sound. Local shopping, easy access to Long Island Expressway (Route 495), short drive to North Fork wineries and breweries. Within close proximity to Brookhaven National Laboratory (7 miles) and Stony Brook University Hospital (17 miles). Prestigious Shoreham-Wading River Central School District.

House will be offered at $684,900. Annual property taxes are $15,322.

Showings will begin being scheduled during the month of June.

House will only be shown to potential buyers who are able to document their pre-qualification for adequate financing for purchase.
