This is one lucky duck’s chance to own a piece of Early American history ! This house seems to have been built sometime between 1730 and 1760..in any event comfortably before the American Revolution . A top to bottom , dang near museum-quality restoration was carried out on the Main house in 2007/8 , and this would include the interior , exterior and all mechanicals ; and a complete restoration of the barn in the summer of 2015 . The property is all that remains of the Samuel Payne Farm , which covered if not all then most of Old Black Point which is on a small peninsula poking out into the Atlantic , and is part of the Village of Niantic , located halfway between Boston and New York City. It will keep its’ new owners quite as safe as it did me …this house not only has no ( NONE ! ) structural damage from the Hurricane of ’38 , it sneered at Sandy ! It has a ton of room outside ( 1.30 acres ) which makes it a paradise for kids , dogs , cats , grownups , and anyone who is partial to a pool and a jacuzzi . The barn provides a garage on one side and a little two story In-Law apartment with storage on the other . In the Main house we find a beautiful high-ceilinged kitchen with exposed rafters , a mudroom and pantry , a Butler’s Pantry , a Dining Room with the original crane in the fireplace and a beehive oven ( fully functional as are all the six fireplaces in the house ) and back stairs , Living Room , Study , Library , front hall with stairs and full bath . Upstairs are three bedrooms ( the Master is slightly larger ) , a pass-through room , a full bath with extra-high up shower , and the front stair landing with a drying cabinet above the stairs , right up against the chimney . The large attic and basement provide a LOT of storage space , and I have found the basement makes a terrific TV room as well. In the Attic are a separate room that could quite easily be sheathed in cedar for a very big cedar closet and a large smoker in the body of the chimney . You could put all of your homegrown veggies AND half a cow in there ! There is so much more that can be found on the house’s website but let me just say I am hoping to find folks who can love and respect this property for the beautiful , significant page of American history that it is .
