About This Old House

As Cicero put it “if you have a garden and a library you need little else”, but there is much more to cherish in this home!

Evolved from the 1879, hip-roofed cottage and the painstaking integration of 20th C. additions, nestled in beautiful natural surroundings amid a park of mature trees, perennial gardens, and specimen shrubs.

A remarkable 1879 stone cottage with 5 additions is set amid 1.793 acres on a secluded hilltop flag lot in beautiful Chester Township. It radiates character, class and distinction; rare qualities in most newer cookie-cutter homes. Over a 30 year period, 5 major additions provided structural & functional amenities , resulting in a complex our friends loved to envy, a unique living virtually un-copiable . The first “wow” room is the stonewalled living-room with enormous fireplace and ceiling of hand-hewn oak beams. Second is a fully windowed dining room, with a view of the gardens, followed by an efficient galley kitchen. then a full bath with a 6’ closet. In the west side our Glass walled sleeping porch provides a guest room par excellence, with TV, Closet, dining & sitting areas, with private entrances to deck and patio. The second story addition contains 2 bedrooms, (one with a balcony) an office, a private den with a fireplace., a library tower for 3000 books, and a full bath. 11 closets take care of storage problems. The finished basement is divided into a furnace/storage area and a laundry/crafts area. Five outbuildings and a 3-bay carport offer multitudinous functions. Perennials are so plentiful, they are on show from middle March to Middle May. Then we transplant and put in annuals. It blooms thru October, while the old stone walls and mature trees create your own park.

1) In September, 1952, the 2 story stone cottage with a hip-roof sat on our hill in the sun, with a heavy laden trellis of Concord Grapes, on the west side. Swarming with bees in the sticky–sweet air, they were ready for harvest. We made several quarts of grape juice, and a neighbor made some greek Dolmadis,(grape leaves filled with rice and chopped meat,) Such were the earliest rewards of our home.
It was 2 -19’x27’ rooms: & on each story, was alarge fireplace on the north side. Upstairs,a small bath occupied the northeast corner, and an east-west partition created space for 2 small bedrooms and a closet.
As well, there was a laundry sink in the basement, and a tiny corner sink at the foot of the stair in the LR. That’s all. It was worth every penny as it turned out.

2) The “Wow” of the Living Room: 19’x27’, stone-lined in & out, it has a huge fireplace with an oak lintel and a ceramic tile hearth. With exposed hand-hewn oak beams, and gleaming wood floors, baseboard radiation, thermal windows, a CD niche & entertainment center, with twin speakers, TV shelf, ceiling fan & spotlights, and VCR storage cupboard. The stairwell has a chairlift. A great entertaiment space.

3) The charming dining room,12’x20’,surrounded by thermal windows, gleaming wood floors, fan w/lights, baseboard radiation, built–in platter cupboard, sliding door to kitchen, custom-made black-lacquer & cherry Hutch; looks out over the varied garden view.

4) Efficient Galley Kitchen, 12’x20’,with 4 work counters.(Butcher block, faux formica, white PVC) painted slate floor, stainless steel sink,2 base-revolving corner cupboards, newish appliances. Custom coffee station, large Anderson window, imported punchwork lampshade.

5) Downstairs bath, 6’x12’, with 2’x12’ hanging closet, new commode, newish vanity & sink, pewter towel étagère over commode, Italian tile tub surround, painted tile floor, thermal window, ceiling fixture with light, heat, and vent.

6) Library, 9’x14’, shelved for 3000 volumes, 4 desk areas, each with electrical outlets,, wide oak flooring, AC, fan with lights. This is the upper floor of the tower entrance, which provides a spacious foyer, a cedar coat closet, 2 smaller closets and Italian tile floor, as well as a new front door facing the south side.

7) Upstairs Bedroom, North, 11’x22’, with 5 large Anderson windows,, golden oak floor,3 huge closets, AC, TV connections, and access to the large Attic fan which cools the whole house.

8) Upstairs bedroom, 11’x22’,south, with balcony. Duplicate of North BDRM, but space flipped. Same golden oak floor, 5 Anderson windows/door, Teak lounge, flag & pole, chair, end table, excape ladder.

9) Dowstairs; 11’x30’, Porch/guest bedroom all surrounded by Anderson windows, bay window; Fan, AC, 54” triple closet at the north end;(Closet for hanging, shelf storage, Tv connections), 20’ of bench storage; seating, dining, sleeping; separate entrances to front(deck) and rear(patio), a few steps to kitchen & bath.
